Why property managers use it.
Where the pet approval has a fumigation condition, the tenant must prove it was done professionally. Our dated, licensed treatment report is that evidence.
Pest history for each address, start to end of tenancy, for RTA dispute resolution or QCAT.
Entry for pest control needs 48 hours' notice now. We book around it.
We'll never ask to be named in a tenancy term. That condition would be void, and renters can use any professional.

Plain facts, no scare tactics.
- An "end-of-lease flea treatment certificate". No such legal document exists. What counts is a dated treatment report: address, product and licensed technician.
- "Tenants with pets must always fumigate." Only if the pet approval carries that condition, and only for a pet that can carry parasites.
- "Agents can require tenants to use our company." That condition is void.
- "Pet bond." Not permitted in Queensland.
- "24 hours' notice for pest control entry." Outdated since 1 May 2025.
Property manager questions
Can I keep one folder per address?
Yes. Every property on your rent roll gets its own folder, with history that stays when a property manager or owner changes.
Who pays for pest control at the end of a tenancy?
If the renter met their obligations and didn't cause the infestation, the lessor generally pays. A pet-approval fumigation condition is the main exception.
Can renters report pests with the QR sign?
Yes. Put a sign in the laundry or kitchen. They scan it, tap what they saw, and it goes to the address's log and your pest controller.
Do notices carry our agency's branding?
Yes. Your logo goes on tenant notices, signs, QR posters and the pack.
What does it cost?
The kit is free. Portal and servicing plans: [PRICE].
